Estimates

“What will my project cost?” is best asked early on. An ‘Order of Cost’ or Feasibility Estimate can quickly establish a likely budget for minimal cost, avoiding possible abortive design costs & time.

 

‘Take Offs’ and Bills of Quantities

Accurate measurement of work descriptions and quantities to establish final scope of the works / aid tendering and subsequent fair valuation.

 

Contractor Selection

Advising, with other design team members, on suitable keen Contractors to tender; pre -qualification questionnaires / interviews where appropriate.

 

Client Cost Reports

Informal day to day cost advice when issues arise plus formal monthly reports reflecting any work variations / adjustment of provisional allowances.

Cost Plans

As your projects design evolves, more detailed elemental Cost Plans firm up costs, guiding Client decision making/Design Team actions.

 

Negotiated Contracts

Where speed is required, working closely with one or two Contractors ‘at a premium’ to meet deadlines.

 

Preparing Contract Documents

Legally binding documents between Client and Contractor with agreed balance of ‘risk’ and other conditions.

 

Valuations of Contractors Work

Monthly site visits carrying out measured or Stage Payment valuations of work done on site.

 

Agreeing Final Accounts

Agreeing with Contractor the final bill & explaining the same to the Client.

Tender Documentation

To enable competitive or negotiated tenders to be obtained on identical information.

 

Schedules of Works

Listing of work descriptions, without quantities, for tendering purposes on simpler projects.

 

Cash Flow Forecasts

Planned draw down spreadsheet including Contractors work done, Design team Fees & other costs to aid smooth financing procedures – updated each month.

 

Valuing Architects Variation Instructions

Measurement & calculation of varied work omitted / added during the project; can include delay claims.
